Measurement methodology
Roof Report 360 uses available aerial and satellite imagery, measurement tools, report modeling, and human review to create property measurement deliverables. Measurement quality can depend on imagery quality, roof visibility, property complexity, and available data.
The customer submits the property address, confirms the property, and selects the report type and required file formats.
Available aerial, satellite, and supported property imagery is reviewed. Image availability, age, angle, obstruction, and clarity can vary by property.
Visible roof planes and measurable roof lines are represented in the report model, including applicable ridges, hips, valleys, eaves, and rakes.
The model is used to calculate the dimensions and quantities required by the selected report type.
The measurement package moves through an in-review checkpoint before completion and delivery. Completeness, visible modeling issues, and expected deliverable files are checked.
The selected order can produce PDF, ESX, XML deliverables, a roof and wall report, or an optional Xactimate estimate where ordered.
Completed files are made available through the Roof Report 360 customer delivery workflow. Guest customers receive delivery by email when no portal account is available.
Yes. Measurement reports are reviewed before delivery.
Human review means the measurement package passes through an in-review checkpoint before it is completed and delivered. The reviewer checks for completeness and obvious model or measurement issues, and confirms the expected deliverable files are present. Validation can flag missing information or imagery concerns for additional attention.
Software and measurement tools assist the process. Roof Report 360 does not claim that every line or accessory is drawn or detected manually from scratch.
Reports may use available aerial imagery, satellite imagery, and other supported property imagery or data. Roof Report 360 does not claim ownership of third-party imagery. Coverage, capture date, resolution, roof visibility, shadows, trees, and viewing angle can affect what can be measured reliably.
When imagery or information needs additional review, the order may require more time or additional information. Complex properties, roof and wall reports, imagery issues, revisions, or orders needing additional information may take longer.
Roof Report 360 does not promise that every property can be measured from the imagery available. Imagery issues or missing property information can require additional review, more information, or more time. Customers should contact support when an order cannot proceed. Before payment, eligible new orders can be canceled; after payment or work begins, cancellation or refund questions are reviewed through support.
Complexity can result from many roof planes, multiple elevations, unusual or curved geometry, attached structures, detached structures, or difficult imagery. The selected report type determines which measurements and structures are included. Complex properties and roof and wall reports may require additional review and may take longer. Current pricing is shown on the pricing and order pages rather than determined by this methodology page.
For Xactimate estimate orders, customers can provide structured details about plumbing vents, exhaust or box vents, turbines, skylights, chimneys, HVAC equipment, satellite dishes, flashing, gutters, and other scope items. These inputs help prepare the estimate. Roof Report 360 does not claim that accessories are automatically detected by artificial intelligence.
Customers can submit measurement questions or correction requests through the order communication workflow or support. A revision is reviewed, tracked as a new delivery version, and revised files are sent after the changes are completed. Roof Report 360 does not publish a promise of unlimited revisions or a fixed revision turnaround.
A measurement report does not independently determine insurance coverage, cause of loss, date of loss, policy interpretation, whether damage exists, whether replacement is warranted, building-code requirements, or claim approval. Those decisions require the appropriate inspection, professional judgment, policy review, code review, and other applicable information.
